Study of the Role of Quantity Surveyors in Dispute Resolution in Construction Projects in Lagos

Construction disputes are a frequent and costly feature of project delivery in Nigeria, and quantity surveyors occupy a significant role in both preventing and resolving such disputes through their contractual and financial expertise. This study examines the role of quantity surveyors in construction dispute resolution in Lagos, Nigeria's most commercially active construction market. A survey design was used, with 95 respondents drawn from quantity surveying firms, contracting organisations, and dispute resolution panels. Structured questionnaires and personal interviews formed the primary data collection tools. Data were analysed using frequency tables, mean scores, and content analysis. Findings indicate that quantity surveyors most commonly contribute to dispute resolution through preparation of quantum assessments, contract cost documentation, and expert witness services. However, the study finds that formal arbitration and adjudication proceedings in Lagos are often prolonged by inadequate cost records and ambiguous variation documentation. Approximately 55% of respondents indicated that stronger quantity surveyor involvement at pre-contract stage reduces the likelihood of post-contract financial disputes. Recommendations include mandatory arbitration clauses in all Nigerian standard form contracts, structured documentation protocols for variation and daywork records, and professional training in alternative dispute resolution for quantity surveyors. Expanding the role of quantity surveyors as independent certifiers in dispute resolution panels is also recommended.
