Analysis of Material Price Monitoring Systems Used by Quantity Surveyors in the South East Nigeria

Accurate and timely material price information is essential for reliable cost estimation, tender preparation, and contract price adjustment in the construction industry. This study analyses the material price monitoring systems and information sources used by quantity surveyors in the South East geopolitical zone, focusing on practitioners in Anambra, Enugu, and Imo States. A quantitative survey design was adopted, with 85 registered quantity surveyors forming the study sample. Structured questionnaires were administered and data analysed using descriptive statistics and chi-square tests. Findings indicate that most quantity surveyors in the South East rely primarily on informal market enquiries and peer-to-peer information sharing for material price data, with fewer than 20% subscribing to formal cost information services. The NIQS price guide is referenced by 45% of respondents, but many consider it insufficiently updated for current market conditions. The study finds that the absence of a regional material price database significantly reduces estimating accuracy in the South East zone. Digital tools for price tracking are used by only 15% of respondents. Recommendations include the establishment of a South East Nigeria quarterly construction material price publication by NIQS, integration of price monitoring modules into quantity surveying software, and collaboration with state bureaus of statistics on material price indices. This research highlights the critical role of cost information infrastructure in improving professional practice quality.
