Investigating the Impact of Building Information Modelling on Quantity Surveying Practice in Nigeria

Building information modelling (BIM) has fundamentally altered construction project delivery processes globally, yet its diffusion into Nigerian quantity surveying practice remains nascent and poorly documented. This study investigates the impact of BIM adoption on quantity surveying service quality, productivity, and business performance in Nigeria, drawing on a national sample. A sequential exploratory mixed-method design was used, beginning with 30 in-depth interviews followed by a quantitative survey of 185 registered quantity surveyors practicing in Lagos, Abuja, Port Harcourt, and Kano. Thematic analysis and structural equation modelling were employed. Findings reveal that only 21% of respondents work in BIM-enabled project environments, yet those who do report significant improvements in measurement accuracy, design team integration, and variation management efficiency. Key adoption barriers include software cost, limited BIM-competent clients, inadequate university training, and resistance from traditional practice partners. The study finds that BIM adoption is significantly associated with higher fee income and competitive market positioning. Unlike previous literature that relies on conceptual assessments, this research uses empirical performance data to quantify BIM's actual impact on Nigerian quantity surveying firms. The structural equation model reveals that firm size and client sophistication are the strongest moderators of BIM's performance benefits. Recommendations include a national BIM adoption roadmap developed by NIQS in collaboration with ACEN.
