Secure land title documentation is essential for real estate investment, mortgage finance, and effective land administration. However, in many Nigerian states including Oyo State, the process of obtaining and perfecting title to land is protracted, expensive, and beset with bureaucratic inefficiency, creating serious practical challenges for real estate professionals and their clients. This study examines the practical legal challenges of land documentation and title registration in Oyo State, focusing on certificate of occupancy applications, deed registration, and Governor's Consent processing at the Lands Bureau. A professional practitioner methodology was employed, incorporating structured interviews with estate surveyors, property lawyers, and Land Bureau officials in Ibadan, supplemented by a review of documented transaction timelines from 2019 to 2024. Secondary data was sourced from Oyo State Ministry of Lands publications, NITP reports, and real estate industry association materials. Findings reveal an average certificate of occupancy processing time far exceeding statutory timelines, compounded by multiple informal payment requirements and inadequate digitisation of land records. These deficiencies drive reliance on unregistered transactions and increase the risk of property fraud and double sales. Recommendations include a comprehensive land administration digitisation programme for Oyo State, elimination of discretionary approval stages in the title registration process, and statutory caps on processing timelines with accountability mechanisms. This research provides timely professional guidance for real estate law and property management practitioners in South West Nigeria.
