Development finance institutions occupy a critical niche in Nigeria's financing ecosystem, providing patient capital, concessional loans, and technical assistance for infrastructure projects that conventional commercial banks may find too risky or long-term to finance. This study examines the role of key Nigerian development finance institutions, specifically the Bank of Industry, the Infrastructure Corporation of Nigeria, and the Development Bank of Nigeria, in bridging the infrastructure financing gap. Secondary data are gathered from the institutions' annual reports, project portfolios, disbursement records, and the Federal Ministry of Finance's Infrastructure Finance Database for the period 2018 to 2023. The study employs descriptive analysis and case study methodology to evaluate deployment volumes, sector distribution, repayment performance, and leverage ratios achieved by co-financing arrangements. The theoretical framework draws on development finance theory and public-private partnership literature. The geographic analysis evaluates whether infrastructure financing flows are concentrated in economically dominant regions or distributed across underserved zones such as the North East and North West. Existing international literature confirms the multiplier effects of development finance institution investments on private sector mobilisation, but Nigerian-specific empirical analysis of this effect is limited. The study also critically examines governance and accountability mechanisms within these institutions. Findings are intended to guide the Federal Ministry of Finance, the Presidential Infrastructure Development Fund, and multilateral development partners investing in Nigeria's infrastructure renewal programme.
