This study assesses the structure, performance, and challenges of the housing market in Gombe City, the capital of Gombe State, North East Nigeria. Gombe City is a rapidly growing regional commercial centre whose housing market has attracted limited systematic research despite significant demand growth driven by expanding civil service employment, private sector investment, and population inflow from smaller towns in the region. The study employs a descriptive survey methodology, administering structured questionnaires to 160 housing market participants including buyers, renters, landlords, developers, and estate agents, drawing samples from Pantami, Tudun Wada, GRA, and Jekadafari neighbourhoods. Market parameters examined include property types and distribution, price and rental value levels, occupancy rates, transaction activity, and market participant satisfaction. Findings indicate a predominantly informal housing market where compound housing forms the largest supply segment and construction is dominated by individual owner-builders without professional technical supervision. Formal property developers are few and concentrated in the GRA neighbourhood targeting government and private sector professional households. Rental advances of one to two years are standard, presenting access barriers for new arrivals to the city. Land documentation processes at the Gombe State Lands Bureau are identified as slow and opaque by both developers and buyers. Recommendations include simplifying land allocation and documentation procedures, supporting the emergence of locally focused estate development companies through state-backed credit guarantees, and establishing a Gombe City residential price index to improve market transparency.
