Investigation of Foundation Settlement in Residential Buildings on Reclaimed Land in Warri, Delta State

Rapid urban expansion in Warri, Delta State in the South South geopolitical zone has necessitated residential construction on reclaimed swamp and waterfront land, much of which is underlain by soft, compressible soils prone to long-term consolidation settlement. This study investigates foundation settlement behaviour in twenty residential buildings constructed on reclaimed land in the Effurun, Ugborikoko, and Ekpan neighbourhoods of Warri over the past ten years. Settlement monitoring was conducted using precise levelling surveys at established benchmarks around each building, with readings taken at six-month intervals over an 18-month observation period. Foundation types, construction ages, and building heights were recorded as independent variables. Laboratory consolidation tests were performed on undisturbed soil samples collected adjacent to five of the monitored buildings. Results indicate that cumulative settlements over the observation period ranged from 8 mm to 67 mm, with single-storey buildings on shallow strip foundations exhibiting the highest rates of differential settlement. Three buildings with total differential settlements exceeding 25 mm showed staircase cracking patterns in masonry walls consistent with hogging deformation. Consolidation test results indicate that primary consolidation is still ongoing in four of the five sampled profiles, suggesting that total long-term settlements may be two to three times the observed values. The study recommends pre-loading of sites prior to construction, use of compacted laterite fill over geotextile separation layers, and adoption of pile foundations for buildings exceeding two storeys on reclaimed land in Warri.
