Structural Condition Survey of Heritage Buildings in Calabar Municipality, Cross River State

Heritage buildings in Calabar Municipality represent an irreplaceable record of colonial and pre-independence architectural history in Nigeria's South South geopolitical zone, yet many are in an advanced state of structural deterioration. This study conducts a systematic structural condition survey of twenty-two designated heritage buildings within the Calabar Municipality Conservation Area, documenting the nature and severity of structural defects and assessing the feasibility of structural rehabilitation. The survey methodology employed visual inspection protocols aligned with English Heritage's Building Condition Survey guidelines, adapted for tropical climatic conditions. Defect categories recorded include timber decay, masonry cracking, roof structure failure, foundation subsidence, and damp penetration. Results indicate that sixteen of the twenty-two buildings were classified as requiring urgent or essential structural repairs, with timber floor and roof decay being the most widespread defect, affecting eighty-one percent of surveyed structures. Foundation subsidence, attributed to a combination of inadequate original bearing depth and gradual soil consolidation, was observed in seven buildings, six of which showed visible superstructure distortion. The study proposes a phased conservation strategy prioritising structures with the highest historical significance and most critical structural conditions. Recommendations include the establishment of a Heritage Building Maintenance Fund under the Cross River State Government, adoption of lime-based mortars for masonry repair, and annual structural monitoring of the most vulnerable structures.
