Impact of Substandard Workmanship on Structural Quality of Private Residential Buildings in Abia State

Substandard workmanship during construction is a frequently cited but insufficiently quantified contributor to structural quality deficiencies in privately commissioned residential buildings in Nigeria. This study investigates the impact of workmanship quality on the structural performance of thirty private residential buildings in Aba and Umuahia in Abia State, within the South East geopolitical zone. Workmanship quality was assessed using a structured site inspection checklist encompassing concrete casting quality, reinforcement placement accuracy, joint preparation, curing compliance, and plumb and level accuracy of structural elements. Samples of core concrete were extracted from selected structural members for compressive strength testing, and reinforcement bar positioning was verified against construction drawings using a cover meter. Results indicate that eighty-seven percent of the assessed buildings contained at least one instance of critical workmanship deficiency, including inadequate concrete cover in forty percent of assessed columns and beams. Concrete core compressive strengths averaged 19.4 N/mm2, significantly below the C25 design grade specified in most of the available structural drawings, suggesting widespread water dilution of mixes on site. Honeycombing was identified in column bases of twelve buildings, representing potential localised strength reduction of over sixty percent. Structured interviews with building owners revealed that seventy-three percent did not engage a qualified structural engineer for site supervision. The study concludes that the absence of professional site supervision is the dominant enabler of workmanship failures and recommends compulsory third-party structural inspection for all private residential buildings above ground floor level.
