Evaluation of the Quality of Plumbing Installations in Newly Built Residential Buildings in Minna, Niger State

Plumbing installation quality in newly built residential buildings in Minna, Niger State, North Central Nigeria, significantly affects occupant comfort, water conservation, and long-term building serviceability. This study evaluated the quality of plumbing installations in 45 recently completed residential buildings in Minna, Bosso, and Chanchaga Local Government Areas of Niger State. Physical inspection assessed workmanship quality across seven plumbing subsystems: cold water supply, hot water provision, sanitary drainage, rainwater drainage, soil and waste pipework, fixtures, and water storage. Each subsystem was rated on a 5-point quality scale by a trained building services inspector. Common defects documented included inadequate pipe support, improper pipe jointing, absence of trap seals, and incorrect pipe falls. Results showed mean quality scores of 2.9 out of 5 for cold water supply, 2.4 for sanitary drainage, and 2.1 for soil and waste pipework. Trap seal absence was recorded in 67% of sanitary fittings across all buildings, posing health risks from sewer gas ingress. Pipe gradients were incorrect in 58% of drainage runs. Professional design drawings for plumbing were absent in 83% of projects, with artisan-led installation being the norm. The study concludes that plumbing installation quality in Minna residential buildings is substandard, primarily due to the absence of professional design and quality oversight. Mandatory plumbing design plans signed by registered engineers as part of the building approval process are recommended.
