Professional Approaches to Commercial Property Asset Management in Lagos

This study examines professional approaches to commercial property asset management practised by leading estate surveying firms in Lagos State, South West Nigeria, evaluating how asset managers add value through active management of income-producing commercial properties on behalf of investor clients. Commercial property asset management encompasses lease management, tenant relationship management, capital expenditure planning, operating expense control, and repositioning strategies aimed at maximising net operating income and total investment return. The study employs a professional practice assessment methodology, drawing on structured interviews with senior asset managers at fifteen commercial property management firms in Lagos, supplemented by analysis of ten case study commercial properties managed by three firms over a five-year period. Performance metrics, management processes, and value-creation strategies are documented and benchmarked against international asset management standards. Findings show that leading Lagos commercial property managers employ active lease management strategies including proactive lease expiry planning, structured tenant retention programmes, and targeted marketing to replacement tenants. Revenue budgeting and operating cost benchmarking are practised by the more sophisticated firms. Capital expenditure planning is predominantly reactive rather than based on lifecycle cost models. Tenant relationship management is identified as the most significant differentiator between higher and lower performing asset managers. Environmental building performance management is a largely absent function. Recommendations include developing a Nigerian commercial property asset management best practice guide through NIESV, introducing an asset management specialist qualification within the institution's professional development framework, and establishing a voluntary performance certification scheme for commercial property managers.
