Empirical Analysis of Property Market Cycles and Investment Timing in the Nigerian Commercial Property Sector

This study empirically analyses cyclical patterns in Nigeria's commercial property market and examines whether identifiable cycle phases provide actionable investment timing signals for property investors. Property market cycle analysis is a well-developed field in international real estate research, but empirical cycle characterisation for Nigerian commercial property markets is largely absent from the academic literature, creating a gap that constrains investment analysis and market forecasting. Time series data covering commercial property rental indices, capital values, vacancy rates, and new supply completions for Lagos, Abuja, and Port Harcourt commercial office and retail sub-markets are assembled from estate surveyor firm reports, Central Bank data, and primary market surveys spanning 2005 to 2023. Spectral analysis and HP filter decomposition identify cyclical components in each series. Phase dating algorithms based on turning point identification characterise the cycle phases experienced across the study period. Cross-correlation analysis examines lead-lag relationships between cycle indicators across markets and between real estate and the broader business cycle. Results identify approximately seven to nine year cycles in Lagos commercial property performance, broadly consistent with longer property cycles documented in international markets. Vacancy rates lead capital value changes by approximately two to three quarters, providing a potentially useful leading indicator. Cross-city synchronisation between Lagos and Abuja commercial cycles is moderate, suggesting some diversification benefits. Naira exchange rate movements are identified as a significant exogenous cycle modifier with immediate effects on grade-A office rental sentiment.
