Empirical Analysis of Corporate Real Estate Location Decisions and Urban Spatial Structure in Abuja

This study empirically analyses corporate real estate location decisions and their relationship to the spatial structure of commercial activity in Abuja, Federal Capital Territory, examining the determinants that drive firm location choices and how corporate clustering patterns shape the commercial property market's spatial development. Understanding corporate location behaviour is fundamental to urban economics and estate management, particularly in planned cities like Abuja where the master plan's zoning framework intersects with market-driven location preferences to produce the actual spatial distribution of commercial activity. A firm-level location survey is administered to 240 corporations across the financial services, professional services, energy, and retail sectors in Abuja. Survey data capture firm location history, site selection criteria ranked by decision importance, occupancy cost metrics, and lease terms. Spatial regression analysis examines how firm clustering generates agglomeration spillovers in commercial property values. An event study examines property value responses to major anchor tenant arrivals in key commercial zones. Results show that proximity to federal government ministries and regulatory bodies is the dominant location criterion for government contractors and professional services firms, creating powerful clustering forces in the Central Area and Maitama. Financial services firms prioritise peer clustering and prestige signalling. Agglomeration effects are strongest within a 500-metre radius of anchor firms, generating rental premiums of 12 to 18 percent in clustered commercial corridors. Wuse, Garki, and Maitama demonstrate distinct clustering profiles consistent with their ministerial catchment areas.
