Below-grade reinforced concrete structures such as basements, underground parking levels, and sewage holding tanks are increasingly common in commercial developments on Lagos Mainland in the South West geopolitical zone, where high land values incentivise maximum site utilisation. The performance of waterproofing systems in these structures directly determines their durability and functionality. This study assesses the effectiveness of waterproofing systems installed in twelve below-grade reinforced concrete structures in Lagos Mainland, examining design specifications, installation quality, and post-installation performance over a minimum two-year service period. Site visits were conducted at each structure, and water ingress locations were mapped and categorised by severity. Moisture content readings of concrete were taken using a capacitance probe at regular grid points on below-grade walls and base slabs. System review included crystalline waterproofing, sheet membrane systems, and cementitious coatings. Results indicate that water ingress was recorded in ten of the twelve structures, with sheet membrane systems showing the highest failure rate attributable to installation lap joint failures and puncture during backfilling operations. Crystalline waterproofing systems demonstrated superior performance, with ingress limited to minor seepage at construction joints in only two of the four structures where it was applied. Concrete moisture readings above twenty-five percent were correlated with visible efflorescence and reinforcement corrosion in two basement walls. The study recommends adoption of crystalline admixture waterproofing as the primary system for below-grade concrete in Lagos's high-water-table conditions, supplemented by external drainage layers.
