📖 VIEW PROJECT ABSTRACT
Effective contract administration is a professional competency that directly determines project delivery quality, client-contractor relationships, and legal risk management in architectural projects, yet the adequacy of contract administration practices in Nigerian construction projects has been insufficiently examined in the professional literature. This study examines contract administration practices and dispute resolution approaches in architectural projects in Nigeria, drawing on survey data from sixty architects with active contract administration responsibilities and case study analysis of ten completed construction contracts. The study examines standard of care in site inspection, certification practices, instruction documentation, variation management, completion certification, and the handling of contractual disputes. Results indicate that monthly site inspection schedules are maintained in only forty-eight percent of surveyed projects, with many architects visiting sites only at specific milestone events. Variation instruction documentation is informal in sixty-three percent of cases, generating payment disputes. Completion certificates are routinely issued under client pressure before all outstanding defects are rectified, exposing architects to potential liability. Dispute resolution through the courts is cited as the first recourse by fifty-seven percent of respondents, reflecting low awareness of alternative dispute resolution mechanisms available through the Construction Industry Arbitration Panel Nigeria and ARCON mediation services. The study recommends the revision of standard form contracts issued by NIOB to include mandatory ADR clauses, mandatory variation instruction templates, and a practice note from ARCON on professional certification liability management. Keywords: contract administration, dispute resolution, architectural projects, Nigeria, professional practice.
