Evaluation of Tile Fixing Defects in Residential Buildings in Asaba, Delta State

Ceramic and porcelain tile failures are among the most common finishing defects in residential buildings in Asaba, Delta State, South South Nigeria, and their documentation provides the basis for quality improvement in construction practice. This study evaluated the prevalence, types, and causes of tile fixing defects in 50 residential buildings completed between 2019 and 2023 in Asaba North, Asaba South, and Cable Point areas. Physical inspection assessed tile defects including hollow tiles, debonding, cracking, lippage, grout failure, and staining, using a structured defect checklist. Tile fixing contractors and artisans (n = 40) were interviewed on application methods and materials used. Material samples from defective installations were examined for adhesive type and coverage. Results showed that hollow tiles (drumming sound on percussion) were the most prevalent defect, present in 76% of inspected buildings. Tile debonding had occurred in 54% of buildings, and cracking in 38%. Insufficient adhesive coverage (below the recommended 80% contact area) was the most common technical cause, observed in 82% of opened tile samples. The use of ordinary cement mortar without admixture as adhesive, instead of proprietary tile adhesive, was recorded in 68% of defective installations. The study concludes that tile fixing defect rates in Asaba are high and driven by inappropriate material use and poor technique, and recommends mandatory adherence to BS 8000-11 tile fixing standards for finishing contractors.
