Impact of Industrial Activities on Residential Land Use in Trans-Amadi Industrial Layout, Port Harcourt

The coexistence of industrial and residential land uses creates significant planning conflicts, particularly in Nigerian cities where zoning regulations are poorly enforced and monitoring of industrial pollution is inadequate. This study examines the impact of industrial activities in Trans-Amadi Industrial Layout on adjacent residential land uses in Port Harcourt, Rivers State. Using a descriptive research design, 200 residents living within 500 metres of the industrial layout were surveyed on their experiences of air pollution, noise, ground vibration, and contamination of water sources. Physical observation and informal interviews with industry representatives supplemented the household survey data. Secondary data on zoning boundaries and reported industrial incidents were sourced from the Rivers State Environmental Protection Agency and Port Harcourt City Master Plan documents. The study also reviews the historical evolution of land use in the area, examining how residential encroachment into established buffer zones occurred and the planning responses that followed. Findings are expected to document widespread resident complaints of respiratory problems, deteriorating property values, and risk to children's health attributed to industrial emissions. The research evaluates the adequacy of existing buffer zone provisions and compliance monitoring systems. Recommendations propose strengthened industrial zoning enforcement, mandatory environmental impact mitigation for operating industries, green buffer zones between industrial and residential areas, and community-level air quality monitoring initiatives.
