Impact of Poor Site Management on Construction Quality in Real Estate Projects in Abuja, FCT

Construction quality in Nigeria's real estate sector is frequently compromised by inadequate site management, resulting in structural defects, safety failures, and client dissatisfaction. This study investigates the impact of poor site management on construction quality in real estate projects in Abuja, Federal Capital Territory. A descriptive survey will recruit 200 site managers, quality surveyors, architects, and property developers from 25 ongoing and recently completed residential and commercial real estate developments in Gwarinpa, Maitama, and Wuse. A structured questionnaire will assess site management dimensions including supervision intensity, quality inspection frequency, materials control, and workforce discipline. Construction quality outcomes will be measured through defect rates, rework incidence, and client satisfaction scores. Multiple regression analysis will identify the strongest site management predictors of quality. Evidence from Abuja's real estate sector highlights increasing incidence of building collapses and structural defects, often traced to inadequate site supervision.
