The Relationship Between Road Transport Infrastructure and Property Values in Ibadan South-West, Oyo State

The quality and availability of road transport infrastructure are widely recognised as determinants of real estate values, influencing both residential desirability and commercial investment decisions. This study examines the relationship between road transport infrastructure and property values in Ibadan South-West Local Government Area, Oyo State. Adopting a descriptive survey and comparative design, data were collected from 160 property owners, estate agents, and urban planning officials through structured questionnaires and property valuation records obtained from the Oyo State Ministry of Lands. The study classifies road quality into three tiers: tarred and well-maintained, tarred but deteriorated, and untarred. Property value differentials across these tiers are then analysed using comparative descriptive statistics. Findings show that residential properties on well-maintained tarred roads command premiums of 35 to 55 percent over comparable properties on untarred roads, confirming a strong positive relationship between road quality and property value. Commercial properties show even greater sensitivity, with road accessibility emerging as the top location factor cited by estate agents. Properties in areas affected by persistent flooding due to poor road drainage show depreciation trends over time. The study recommends the prioritisation of road maintenance investment in high-density residential areas as a mechanism for stimulating real estate sector growth and expanding the local government's property tax base.
