Affordable Housing Finance and Architectural Design Optimisation in Nigeria: A Professional Study

The provision of affordable housing at scale in Nigeria is constrained by a complex interplay of finance access limitations and design cost inefficiencies that require integrated professional analysis to resolve. This study examines the relationship between housing finance models and architectural design decisions in affordable housing developments, assessing how design optimisation can extend the reach of available finance to lower-income household categories. Case study analysis was conducted on eight affordable housing schemes in Lagos, Abuja, Abeokuta, and Enugu, examining each project's finance structure, cost per unit, design configuration, space standards, and material specifications in relation to affordability outcomes. Interviews were conducted with fifteen housing developers, five mortgage finance officers, and thirty low-income households seeking homeownership. Cost modelling was applied to test alternative design configurations for each project against a common affordable target unit cost. Results indicate that floor area reduction beyond a threshold of forty-five square metres per unit produces resident dissatisfaction that undermines the social sustainability of schemes, while reductions in room number are less severely resisted by occupants than area reduction. Material specification choices account for an average of twenty-two percent of unit cost variation between comparable projects, with locally sourced materials and standardised window and door dimensions producing significant cost reductions without compromising spatial quality. The study proposes a design cost optimisation toolkit for affordable housing architects and recommends a National Housing Fund reform to extend to incremental construction financing that better matches the financial capacity of lower-income household segments.
