This study analyses rental market trends for commercial properties in Victoria Island, Lagos State, South West Nigeria, examining the drivers of rental value movements, vacancy rates, and tenant preferences in one of Nigeria's most commercially active districts. Victoria Island functions as a prime business hub hosting financial institutions, multinational offices, and retail outlets, making its commercial property market particularly sensitive to macroeconomic conditions, naira exchange rate fluctuations, and corporate location decisions. The study employs a descriptive analytical approach, collecting data from 100 structured interviews with commercial property landlords, estate agents, and tenants, supplemented by a review of market reports published by leading property consultancy firms over a five-year period. Rental values, vacancy levels, and lease terms were tracked for office, retail, and mixed-use property categories across the district. Findings show that Grade A office rentals have experienced upward pressure driven by limited new supply and sustained demand from the financial services sector, while Grade B office space faces increasing vacancies as tenants pursue flight-to-quality upgrades or remote working arrangements. Retail rentals show greater volatility, with mall-based retail performing better than standalone shop units. Foreign currency denominated leases are identified as a persistent tenant concern. The study recommends that commercial property investors in Victoria Island adopt flexible lease structures and invest in building management systems to maintain competitive positioning against new-build supply entering the market.
