Analysis of Residential Property Investment Behaviour Among the Educated Middle Class in Abuja

This study analyses the residential property investment behaviour of the educated middle class in Abuja, Federal Capital Territory, examining investment motivations, property type preferences, financing methods, and challenges encountered. The educated urban middle class is an increasingly important driver of residential property demand in Abuja, shaping the types of developments built, the locations prioritised, and the tenure structures emerging in the capital city's housing market. The study employs a quantitative survey design, administering structured questionnaires to 200 respondents meeting criteria for education level, profession, and prior property investment activity, drawn from civil service institutions, professional associations, and university campuses in Abuja. Questions addressed investment rationale, property type and location preferences, financing sources used, investment returns experienced, and market entry barriers. Findings indicate that wealth preservation and capital appreciation are the primary investment motivations, with rental income return secondary but growing in importance. Detached houses in Jabi, Gwarinpa, and Mabushi are the most preferred investment property types. Financing is predominantly through personal savings (65 percent) and informal cooperative contributions (21 percent), with formal mortgage finance used by fewer than 10 percent. Market information gaps, unreliable property documentation, and land allocation procedural uncertainties are cited as significant barriers. Recommendations include developing an accessible digital property market information platform for Abuja and reforming the AGIS land processing system to reduce documentation delays.
