Assessment of Renovation Practices and Building Material Performance in Ageing Housing Stock in Ibadan

The ageing housing stock of Ibadan's older residential districts presents significant challenges of structural deterioration, spatial inadequacy, and environmental performance that are being addressed through varied renovation practices whose quality and outcomes have not been systematically documented. This study assesses renovation practices and building material performance in ageing residential buildings in the Oke-Bola, Oniyanrin, and Mokola districts of Ibadan, examining the methods, materials, and quality of renovation interventions observed in sixty residential buildings. Field observation classified renovation types by scope (cosmetic, moderate, or comprehensive) and by material intervention (like-for-like replacement, material substitution, or structural addition). Structural condition of pre-renovation fabric was rated using standardised defect classification. Material performance of renovation interventions was assessed by examining five-year-old completed works for evidence of durability failure, including premature paint failure, re-cracking of filled cracks, re-emerging damp patches, and roofing sheet joint failures. Interviews with twenty local building artisans provided insight into material selection drivers and construction practice standards. Results indicate that sixty-eight percent of renovation works used material substitution, typically replacing original tropical hardwood elements with aluminium or PVC substitutes, with mixed durability outcomes. Crack filling and repainting without structural crack investigation was the most common deficiency, with re-cracking evident in seventy-one percent of such interventions within five years. Roofing renovations showed the highest overall durability satisfaction. The study recommends the development of a renovation quality guideline for Ibadan's older housing stock, led by the Oyo State Housing Corporation.
