Assessment of Workspace Design and Employee Productivity in Tech Hub Environments in Lagos

The design of technology hub workspaces has emerged as a significant area of architectural inquiry globally, as the spatial configuration, material environment, and amenity provision of these settings directly influence the creativity, collaboration, and productivity of their occupants. This study assesses the workspace design characteristics and their relationship to employee-perceived productivity and wellbeing in five technology hubs in Lagos: Co-creation Hub, Meltwater Entrepreneurial School, FATE Foundation, The Zone Tech Park, and Ventures Platform Hub Annex. A post-occupancy evaluation methodology was applied, combining structured questionnaires administered to one hundred and sixty-five hub users, physical space measurements of acoustic levels, illuminance, and thermal conditions, and qualitative space mapping of activity zones. Productivity and wellbeing were measured using validated work environment satisfaction scales adapted for the Nigerian creative economy context. Results indicate that access to quiet zones for focused work was the design attribute most strongly associated with high productivity ratings, cited by seventy-eight percent of high-productivity respondents. Acoustic privacy emerged as the most commonly cited design deficiency, with open-plan layouts generating noise levels that impaired concentration. Natural light access and biophilic design elements including plants and natural materials were significantly positively correlated with wellbeing scores. Thermal comfort was rated as poor in three hubs, primarily due to inadequate ventilation in refurbished commercial spaces not originally designed for dense occupancy. The study provides design guidelines for technology hub spaces that balance collaboration openness with focussed work privacy within the Lagos commercial real estate context.
