Rapid urbanisation in Abuja's peripheral communities has generated unplanned low-density sprawl that strains infrastructure, increases commuting distances, and undermines the environmental sustainability of the Federal Capital Territory. This study examines the relationship between housing density patterns, urban sprawl characteristics, and planning infrastructure in three peripheral communities, specifically Kubwa, Lugbe, and Nyanya, through a comparative spatial analysis using Google Earth satellite imagery, physical site surveys, and interviews with sixty resident households. Floor area ratios, plot coverage ratios, and dwelling unit densities were calculated for stratified sample blocks in each community. Planning compliance was assessed by comparing surveyed building setbacks and plot ratios against FCT Abuja Master Plan specifications. Results demonstrate that all three communities exhibit low floor area ratios averaging 0.42, characteristic of sprawl conditions, with significant non-compliance with approved setback requirements in sixty-eight percent of assessed plots. Kubwa shows the highest rate of plot subdivision into informal multi-tenant arrangements, effectively increasing residential density without corresponding infrastructure upgrade. The study links sprawl expansion to inadequate affordable formal housing supply in the FCT's inner development zones, which pushes low and middle-income households to unserviced peripheries. Infrastructure deficits in roads, water, and waste management are significantly more severe in outer peripheral blocks relative to areas within five hundred metres of main arterials. The study recommends transit-oriented densification policies and incremental infrastructure servicing as strategies for managing peripheral growth in the FCT.
