Study of Balcony Usage and Design in Multi-Storey Apartment Buildings in Lagos Mainland

Balconies in multi-storey apartment buildings serve as transitional spaces between the private interior and the urban exterior, offering ventilation, social interaction, and extension of living space that is particularly valuable in the dense urban conditions of Lagos Mainland. However, their actual usage patterns, design adequacy, and resident satisfaction in existing Lagos apartment buildings have not been systematically studied. This study examines balcony usage, design characteristics, and resident satisfaction in twenty multi-storey apartment buildings in Surulere, Yaba, and Ebute Metta on Lagos Mainland. A combination of structured interviews with one hundred and eighty residents, behavioural observation at balcony spaces during morning and evening activity periods, and physical documentation of balcony dimensions, orientation, depth, railing types, and screening provision was employed. Results indicate that balconies are actively used by eighty-three percent of apartment occupants, predominantly for laundry drying (seventy-four percent), outdoor sitting (sixty-one percent), and plant cultivation (forty-four percent). Balcony depth below 1.2 metres was identified as the primary design deficiency limiting sitting use, with shallow balconies used almost exclusively for laundry. South and west-facing balconies suffered significantly higher reported discomfort from afternoon sun exposure, with many screened using improvised materials that compromised building facade aesthetics. Residents with children reported balcony use as essential for outdoor access given the absence of ground-level play areas. The study recommends minimum balcony depth standards of 1.5 metres in Lagos residential planning guidelines and the provision of integrated solar shading design as a standard component of new apartment building approvals.
