📖 ABSTRACT/OVERVIEW
Green project management integrates environmental sustainability principles into project planning and execution, yet its adoption in Nigerian real estate remains limited and poorly documented empirically. This study empirically investigates the drivers and barriers of green project management (GPM) adoption in real estate development firms in Lagos, Abuja, and Port Harcourt. A cross-sectional survey will recruit 260 project developers, sustainability managers, and architects from 30 real estate firms. The Technology-Organization-Environment (TOE) framework will structure adoption analysis across technological readiness, organizational capacity, and external regulatory pressure dimensions. Logistic regression will identify significant drivers and barriers. Green Building Council Nigeria certification data will provide secondary validation. Existing Nigerian real estate evidence highlights cost premium perception, limited green material supply chains, and inadequate green building regulation as primary barriers to GPM adoption. This study fills the empirical gap by quantifying driver and barrier significance, supporting evidence-based policy development for sustainable construction in Nigeria's real estate sector.
